Don't let the bank steal your home and ruin your credit.
Beware of scam artists!
Be suspicious of 100% guarantee's and of paying any money upfront. Unless a company has a licensed lawyer on staff, they can not legally charge you money upfront.
You have options.
Here are just a few:
- Loan Modification
- Pro - Lowers monthly payments
- Con - Usually a lengthy process and you will have to deal with the bank. Can cost thousands of dollars to have a company file for you.
- Short Sale
- Pro - You will not have to pay mortgage payments
- Con - You will get no money from the deal. It will negatively effect your credit and the bank will give you IRS form 1099 for the amount of the short.
- Lease or Rent your property
- Pro - If rent is higher than mortgage, monthly cash flow
- Con - If rent is lower than mortgage, you will have to still pay the difference and you will have to move out of you property and rent another place.
A few options that we don't recommend:

- Bankruptcy
This will ruin your credit for 10 years and in most cases will only postpone foreclosure. In some cases, the courts will still make you pay back your debts.
- Simply walking away from your home
- This might seem like a quick and easy way to get out of this nightmare, but the foreclosure will be on your credit report and will follow you for years. This could have adverse effects on future purchases and even job opportunities.
There are better options.
